Application instructions are below listed properties. 


Application Process

Each adult (18 years or older) who will be occupying the rental property MUST be included on the application. 

The application must be completed and signed by all proposed occupants over the age of 18 to be considered (individuals may be considered occupants if staying more then 7 consecutive days or 14 days in a one year period). Applications with multiple adults won’t be fully submitted on Rently if all applicants haven’t completed their portion of the application.

Applications are good for 30 (thirty) days and can be applied to all our available properties during the 30 day period. To be placed in line for a property you must apply and qualify for each property of interest.  

We go with our first qualified applicant, and then move on to additional applicants as necessary.

The following items MUST be attached/included in your on-line application for it to be considered complete:

  • Proof of income, such as a copy of current pay stubs, written confirmation of employment with employer contact information for verification 
  • A photocopy of picture identification for each adult (18 years or older) 

WE CANNOT CONSIDER YOUR APPLICATION UNLESS ALL REQUIRED DOCUMENTS ARE SUBMITTED FOR EACH OCCUPANT

 

Approval for Occupancy 

Credit History

At least one applicant must have a minimum credit score of 700. This is verified by running a credit check on all adult applicants. Any evidence of bankruptcy, collection accounts, charge off accounts, and/or excessive delinquent accounts may result in the denial of your application. 

Tenant History

Verifiable tenant references from current and previous property owners/managers that reflect a history of a satisfactory tenancy. 

Rent to Income Ratio

The combined gross income (before taxes) should be at least three times the amount of the monthly rent, verified by proof of income. 

Pet Policy

Individual property owners have set standards to be followed within each rental property.  Therefore, it is best to ask about the pet policy for the specific rental property you are interested in. Pet deposits will apply.  all pets must be able to be covered by renters insurance. 

Non-covered breeds

Pit Bull, Doberman Pincer, Rottweiler, German Shepherd, Chow, Akita, Husky, Malamute, Bull Mastiff, Stafford Shire Terrier (including mixed breed with include any of the above); or any dog known by breed to be vicious or any risk where a previous bite history exists; or farm animals, exotic or unusual pets, including but not limited to horses, cows, sheep, goats, chickens, snakes, etc. The above is not a completely exhaustive list of coverage limitations.

Occupancy Limit

The occupancy limit is two people per bedroom plus one. Example: A 3 Bedroom house has a max occupancy of 7.

Reasons your application may be denied 

-Credit score below minimum 

-Gross income is below three times the rent

-Negative references from previous landlords

-Prior Evictions 

-Criminal History 

-Incomplete or inaccurate rental application

-Inability to meet legal terms of the rental agreement

-Above Max Occupancy Limit
